Land Clearing, Road Construction & Plantel Preparation – The Enclave
With the site assessment complete, the real work began. This phase covers the land clearing, road construction, and plantel (building pad) preparation that transformed The Enclave from raw hillside jungle into a properly developed property with driveable access to every lot.
The first priority was establishing the main access road. This required cutting through dense vegetation, grading and shaping the road bed to the correct slope, and ensuring drainage was managed from the start. A poorly built road in Costa Rica's rainy season becomes impassable quickly — so drainage channels and culverts were incorporated as the road was cut, not as an afterthought.
Once the road alignment was established, lastre — a locally sourced compacted aggregate — was laid down across the full road surface. Lastre is the standard material for all-weather rural roads in Costa Rica. It compacts firmly, drains well, provides traction even in heavy rain, and holds up under the weight of construction vehicles. Without it, even a short rain event would turn the road to mud and halt all progress.
Alongside the road work, each lot's plantel was identified and cleared. The Hidromek excavator scraped and leveled each building pad, removing vegetation, stumps, and loose topsoil to expose the stable subsoil beneath. Proper plantel preparation ensures that future foundations are built on stable, compacted ground — not on fill that can settle and shift over time.
This phase is unglamorous but foundational. The quality of the road and the precision of the plantels directly determines the ease and cost of every construction phase that follows.
