Property overview

# Ocean View Land with River Frontage & Swimming Holes — Ojochal

Spanning 2.59 acres in the increasingly coveted Piñuela Valley, this property captures the rare convergence of unobstructed ocean vistas, pristine riverfront access, and development-ready infrastructure that defines today's most sought-after parcels in Costa Rica's Southern Zone.

Positioned just 2km above the Costanera highway via Piñuela Arriba—nestled strategically between Ojochal and Uvita—the land commands sweeping views across the Pacific toward Caño Island. A managed trail descends through native vegetation to over 100 meters of private Piñuela River frontage, where multiple natural swimming holes invite year-round recreation. Ojochal has emerged as a thriving artist and epicurean community, drawing sophisticated residents and visitors who value sustainability alongside luxury living.

The site's ecological richness mirrors its development potential. Residents regularly observe howler monkeys, toucans, macaws, and countless species moving through the Piñuela Valley's lush canopy—a living amenity few properties can match. A legal water concession from an adjacent stream ensures reliable supply, while fiber optic connectivity and road-accessible electricity eliminate typical rural infrastructure concerns.

An optimal building pad has been established on the upper portion of the property, oriented to maximize the panoramic ocean outlook. The configuration permits substantial residential construction while preserving access to the river below. With utilities positioned and topography already assessed, the land stands ready for a visionary owner to realize their dream home in one of the Southern Pacific's most dynamic and environmentally rich settings.
