# 16.5 ACRES – WHALES TALE OCEAN VIEW PROPERTY WITH PRIVATE RIVER ACCESS AND SWIMMING HOLES

**Land | Uvita, Costa Rica**

Perched on the first ridge just 15 minutes from Uvita's town center, this 6.7-hectare parcel commands some of the Southern Zone's most dramatic vistas. Sweeping panoramas encompass the entire Costa Ballena coastline, extending southward across the Osa Peninsula and the landscape beyond, while inland views reveal thousands of pristine hectares of untouched reserve forest—a living corridor where howler monkeys echo through the canopy daily.

Essential infrastructure already stands in place: a legally permitted solar well ensures immediate water access, with an additional spring source available for future development and approval. A substantial ocean-view building site awaits development, accompanied by comfortable temporary quarters for immediate occupancy. The combination of legal road and water access eliminates typical developmental hurdles, positioning this property for rapid realization.

The land descends dramatically to the Rio Ballena, a pristine coastal river integral to the major watershed system feeding El Tigre and the surrounding mountainous terrain. At the property's lower boundary lies an extraordinarily private swimming hole—a crystalline pool exceeding 20 feet in depth. Due to the region's unique topography, access to this natural sanctuary is virtually restricted to this parcel alone, guaranteeing unparalleled seclusion.

A maintained trail network connects the upper reaches to the riverfront, where a modest jungle cabin offers overnight immersion in primary rainforest. This multifaceted asset accommodates diverse development visions: an intimate private residence, a wellness retreat center, or a selective boutique hotel—all positioned mere minutes from Uvita's growing amenities.
